    Here’s how the process works:

    • Notice & Transition – We notify your current agency in writing to terminate the agreement.

    • File & Key Collection – Our team coordinates with the agency to collect all necessary documents and keys.

    • Tenant Introduction – If the property is tenanted, we introduce ourselves, ensuring a smooth transition.

    • Routine Inspection – We conduct a thorough inspection to familiarise ourselves with the property and reassure your tenants.

  • Before leasing your property, it must be clean, well-maintained, and compliant with all legal and safety requirements. As a landlord, you are responsible for ensuring:

    • Legal Compliance: There are no legal restrictions preventing the property from being leased (e.g., environmental planning regulations or council approvals).

    • Health & Safety Standards: The property meets all relevant health and safety requirements, including pool fencing regulations, electrical safety, smoke alarm compliance, and window and balcony security.

    • Security Measures: The property is reasonably secure, providing tenants with peace of mind.

    • Functionality: Essential fixtures, such as light fittings, are in working order with operational globes installed.

    Ensuring your property meets these standards not only enhances tenant appeal but also protects your investment.

  • As required by legislation, landlords must ensure that all smoke alarms in a rental property are properly installed, functional, and compliant. Your key responsibilities include:

    • Conducting annual checks to confirm all smoke alarms are in working order.

    • Replacing removable batteries in all smoke alarms once per year.

    • Ensuring repairs or replacements of hardwired smoke alarms are completed by a licensed electrician.

    • Repairing or replacing any faulty smoke alarm within two business days of discovering the issue, including battery replacement.

    • Replacing smoke alarms at least every 10 years from the date of manufacture or sooner if required by the manufacturer.

    Failure to meet these requirements may result in penalties.

  • If your tenant’s rent falls 14 days in arrears, you have the right to issue a 14-day termination notice for rental arrears, provided you instruct your property manager to proceed.

    • The notice can be issued on the 15th day of arrears.

    • If the tenant pays the full outstanding rent before the termination date, the notice will be void and no further action will be taken.

    This process helps ensure that rent obligations are met in a timely manner.
