Once a tenant's application is approved, they will receive our office bank account details. We recommend setting up an automatic debit for rent payments. Each tenant will be given a unique reference linked to their property, which must be used when making payments to ensure proper identification.

The bond payment is equivalent to four weeks' rent and is lodged online. Once the holding deposit is received, tenants will get an email from NSW Fair Trading with step-by-step instructions for lodging the bond. Payment must be completed at least three business days before the lease starts. If the bond is not finalised on time, keys will be withheld until confirmation of payment is received.

If a tenant wishes to vacate, they must provide written notice including the property address, vacate date, and the name of the tenant(s) leaving.
End of Fixed-Term Agreement: The notice must specify a termination date on or after the fixed-term end and be at least 14 days from the notice date.
Termination of Periodic Agreement: The notice must specify a termination date at least 21 days from the notice date.

All repair requests must be submitted in writing, specifying the issue and when it occurred. Tenants are encouraged to include photos to help determine the required tradesperson.
For non-urgent repairs, tenants should call or email the property manager during business hours, who will seek the owner's instructions.
For urgent after-hours repairs, tenants may contact the recommended contractor listed in their lease agreement.

If a property manager needs to conduct a routine inspection, tenants will receive seven days' written notice.

Notice to Vacate Form:
I/We hereby give notice of my/our intention to vacate the premises on the vacating date specified in the form below.
I acknowledge that, in accordance with the Residential Tenancies Act:
A tenant must provide at least 14 days’ notice if vacating at the end of a fixed-term agreement (as per NOTE 3, page 13 of the Residential Tenancy Agreement).
A tenant must provide at least 21 days’ notice if vacating under a continuing agreement (outside a fixed-term agreement) (as per NOTE 4, page 13 of the Residential Tenancy Agreement).
The bond cannot be used as rent.
The landlord/agent may access the premises to show prospective tenants during the final 14 days of the tenancy, provided reasonable notice is given on each occasion.
